Education
Learn how the deals are actually built.
Four modules, drawn from projects we have funded, built and hold. Not theory, and not a seminar. Coming soon.
Why we are building this
Most property education is sold by people who never carried the risk.
We develop our own sites. We put our own capital in, sign the building contracts, wear the variations, and hold the finished assets. Everything in these modules comes out of that — including the parts that went wrong.
The material is being written now and will be released module by module. It is general education about how development works. It is not advice, and it is not a recommendation to invest in anything.
The curriculum
Four modules. Ground up.

Foundations of Property Development
A free, ground-up walk through how a development actually gets built — the sequence, in order, from a raw site to a finished asset. Reading a site before you commit, what the planning scheme will and will not allow, and building a feasibility that tells you the truth rather than the answer you want. Built as a lead magnet, not a paywall: this one is free.

Land Subdivisions
Splitting a block into multiple titles. Reconfiguration approvals, staging, servicing costs, and the numbers that decide whether a subdivision actually pencils once council conditions land. Where most of the margin gets found, and where most of it gets lost.

Commercial
Industrial, office, medical and storage. Why commercial is valued on its income rather than the house next door, how lease structure drives the number, and what a tenant covenant is really worth. A different asset class with different rules.

Resi-Commercial
The model we build ourselves. Boutique co-living and rooming house assets that produce commercial-style yield while sitting on a residential title. Design decisions that hold occupancy, and the operating detail most people find out about too late.
